About Society

The lay-out plan to establish a plotted Colony was approved by the Deputy Commissioner, Rupnagar vide letter No.1111/LFA dated 08.11.1988. Annexure ‘E’

National Co-operative House Building Society Ltd. Kharar at Nada, was registered with Assistant Registrar Co-operative Societies, Ropar (Punjab), vide No.933 dated 30.01.1985. Annexure ‘A’

The Society purchased 200 kanals (each kanal measuring 600 sq.yds) in the revenue estate of village Nada HB No.350, Tehsil Kharar, Distt. SAS Nagar (Mohali), Punjab on 16.02.1986 and deed of purchase registered vide No.5582, jilat No. 477 dated 18.02.1986 in Tehsil Kharar, Distt. Ropar (Now Distt. SAS Nagar). The land was duly demarcated by the Revenue Authority. Aks Shajra Plan/Shajra demarcation of Khasra No. 173/2. Annexure ‘B’

The land is mutated on the name of National Co-operative House Building Ltd. Kharar and is free from all encumbrances and litigation. Annexure ‘C’
The Society obtained a License to establish housing colony under Colonisation Act, 1975 vide Deputy Commissioner Rupnagar (Ropar)-cum-Director Housing Licence No.1-Colonioes/LFA dated 21.08.1987. Annexure ‘D’

As prescribed the area for roads and open spaces was demarcated and the saleable area was divided into 82 (2 kanals) plots and one plot (1 kanal) initially as there were 83 Members only. The Society Land was developed by laying of roads, laying of sewage lines, sewage disposal works, water supply to each plot, deep bore tube well with OHR, electricity connection and boundary wall with 3 gates were completed. All these were completed during the year 1990. The construction of houses was not undertaken by the Members as the town was not being developed in a planned manner.

ACCESSASIBILITY AND TOPOGRAPHY

A cursory look at the Master Plan will reveal that inter-linkage of villages constituting NAC Nayagaon with Chandigarh has been planned via 30.0 mt. wide roads and at some places 9mt. service roads have been planned. Thirty meter road with service lanes on both sides has been planned touching Madhya Marg near PGI on one side and Civil Secretariat Punjab on the other. Another 30mt. wide road has been planned to link Mullanpur which is another upcoming Development Zone in SAS Nagar and IT Park of Chandigarh. The Society Land is 1.25 Kms. From Punjab Engineering College, Chandigarh. Bus Stand, Main Shopping Centre, Sector 17, Railway Station and Air Port, Chandigarh are 5-25 minutes drive. As a 18 mt. wide road is planned through the Society land and touching 30mt. wide road on two sides and a small part of land in north-east east corner may come under 30mt road, as compensation enhanced FAR may be possible.
The level contiguous piece of Land of the Society is situated along the seasonal rivulet Patiali-ki-Rao in the foot hills of lower Shivalik Range. On the North-Eastern side of the location of the land, there is dense forest area of Punjab which extends into Himachal Pradesh providing all the year around a green panoramic clear view extending to Kasauli hills. The Government of Punjab is also planning Rural Tourism or Eco-Tourism in the area. The above factors make the Society Land most suitable, privileged and enviable for residential group housing purposes!

FORMATION OF NOTIFIED AREA COMMITTEE, NAYAGAON:

Due to popular demand by the local population and the intervention of the local leaders, the part areas falling under the villages of Nada, Karoran and Kansal were notified by the Government of Punjab vide No.10/16/2001-2LG3/4976 dated 18th Oct. 2006 as ‘Notified Area Committee”. The schedule of boundaries is given in the above mentioned Notification. Annexure ‘F’

Final Master Plan 2021 of the Notified Area Committee has been prepared by the Government of Punjab, Department of Local Government Notification No.10/82/2008-(2LG3/54 dated 02.01.2009. Annexure ‘G’
Copy of Existing Land Use drawing No. CTP(LG)2008/01 dated 14th August, 2008 Annexure ’I’ and Final Master Plan Drawing No. CTP(LG)03 dated 24th December, 2008 Annexure ’L’ are also attached.
 
Total Area of NAC is 2107 acres out of this 60% (1262.80 acres) is residential most of which is already under habitation.

Population Density of individual Group Housing site shall not be more than 300 persons/acre including variation of 20%. This is further subject to approval of the actual construction plans.

The Revenue Department Record show the land as Residential since 12.12.1996. Annexure ‘K’. The site of the Society falls in Residential Zone ‘D’ of the Master Plan 2021 of NAC Nayagaon.
We solicit proposals for development of Society land for group housing, under development agreement from well established reputed builders/promoters.
